Home Affordable Foreclosure Alternatives (HAFA)*

 

This new program takes effect on April 5th. It offers a much better outcome than foreclosure for all parties involved. The benefits to you include set timeframes, full release of future liability for the first mortgage debt and $3000 for relocation assistance.

This option is available for:

 

  • Homeowners that do not qualify for a loan modification under HAMP
  • Homeowners that do not successfully complete the trial period for their loan modification
  • Homeowners that miss at least two consecutive payments during their modification period
  • Any Homeowner that requests a short sale or deed-in-lieu of foreclosure

 

There is some eligibility requirements that Homeowners need to meet:

 

  • The home must be their Principal Residence
  • The Mortgage must have originated prior to 1/1/2009
  • The Mortgage must be delinquent, in default or it is reasonably foreseeable.
  • The unpaid balance can be no more than $729,750.
  • The Total Monthly Payment needs to exceed 31% of Gross Income
  • The Short Sale transaction must be at arm’s length

Hafa-Home affordable Foreclosure Alternatives

In light of the rising number of property foreclosures in the United States,the goverment has expanded the Home Affordable Modification Program(HAMP) to include provisions and incentives for servicers to allow short sales or deeds-in-lieu as positive  options for eligble homeowners in defaut who wish to avoid foreclosures.The new program is called Home Affordable Foreclosure Alternatives(HAFA)

Participation in HAFA cannot save the homeowner from losing his or her property,but can elimitae the effects of a foreclosure on the homeowner's credit.Financial incentives in the program include a $1.000 servicing bonues for lenders and a $1.500.oo relocation bonus for displaced homeowners.HAFA is designed for homeowners who have applied to HAMP for assistance but had no succes with their loan modification program. To participate in HAFA,homeowners must still  meet HAMP's eligibility criteria :

  • Principal Residence
  • First Mortgage
  • The mortgage is delinquent or will be delinquent in the foreseeable future
  • The unpaid balance is less than $729.750
  • The montly mortgage payment is more than 31% of borrower's gross income.

This program begins on April 5/2010 and  servicers have  until December 31th of this year to opt in  to  the program. However, servicers may opt to begin the program at any time before April 5,2010 as long they can implement a record  keeping system.

The HAFA is Not LAW.The US Treasury rolled out these guidelines to go along with the HAMP program.
